After years of helping people through the mortgage process, there are a few things I find myself saying over and over again.

Don’t finance the new car. Don’t make a big purchase. Please send me all the pages. And if something changes with your job, finances or credit, call me before you make the move.

I promise, I’m not trying to ruin your fun. There’s usually a reason I’m asking.

For a lot of people, a mortgage payment feels like it would just be another monthly expense. But it’s more than that…

When you own a home, part of your mortgage payment typically goes toward paying down what you owe. Over time, that can help you build equity in your home.

And that equity can become a financial tool down the road, whether that means renovations, consolidating debt, investing, or another financial goal, depending on your situation.

Of course, owning isn’t automatically the right move for everyone. But if the only thing stopping you is the assumption that you can’t afford it, it’s worth looking at the numbers before counting yourself out.

Timing the market sounds great in theory. The problem is, no one knows exactly what the market is going to do next.

Twenty years ago, buyers didn’t know what homes would be worth today. They didn’t have the perfect rate, the perfect market, or a guarantee that they were buying at exactly the right moment.

They made a decision based on what made sense for them at the time.

That’s still how I look at buying a home today. It’s less about trying to predict the perfect moment and more about understanding your numbers, your options, and whether buying makes sense for you.

The best time to buy may have been then. The second best time could be now.

Renewal anxiety is real, especially when all you’re hearing about is higher rates and higher payments.

But sometimes, the best advice is to stay exactly where you are.

For one recent client, after reviewing her situation and the offer from her current lender, that’s exactly what I recommended. I didn’t earn a dollar from the transaction, but she walked away feeling confident in her decision.

That’s the job. It’s not about winning every deal. It’s about giving people the advice that’s right for them.

You don’t have to work with a mortgage broker. But there are definitely times you’ll be glad you did. 😂

Maybe you’re self employed and your income doesn’t look as straightforward on paper. Maybe you’re buying your first home and have no idea where to start. Maybe your bank said no, your renewal is coming up, or you’re trying to figure out whether refinancing actually makes sense.

Mortgages aren’t always one size fits all, and neither are the solutions.

Having access to different lenders and options is one part of what I do. The other is helping you understand those options, answering the questions you didn’t even know you should be asking, and finding a solution that makes sense for you.

You don’t need to have everything figured out before talking to a mortgage broker.

In fact, that’s the whole point of the conversation.

You don’t need perfect credit or to wait until the market feels right. You just need to understand where you stand today, what options are available to you, and what your next steps could look like.

Sometimes you’re ready to move forward. Sometimes we need to put a plan together first. Either way, having the conversation gives you clarity.

20+ years in the mortgage industry will teach you a few things, and these are some opinions I’m not changing anytime soon.

The mortgage world isn’t always as black and white as it can seem. An online mortgage calculator is just a starting point, qualifying today isn’t the only measure of what’s possible, and there are programs and solutions that many people don’t even know exist.

But one of the biggest ones for me is that people and relationships come before the transaction.

Whether we’re ready to move forward today or we need to build a plan for the future, I want my clients to feel comfortable asking questions, reaching out, and knowing they have someone in their corner throughout the process.
