"You've probably heard that it's a ""seller's market."" It is! And while this market will help you get top dollar for your home, how should you prepare?
𝟙. Clean Up - Remove family photos, clear the clutter, and clean the countertops.
𝟚. Boost Curb Appeal - Don't forget about the outside! It's incredible what new sod and a good pressure wash can do for a house.
𝟛. Get A Pre-listing Inspection - The buyers came first. How is your air conditioning working? Roof? Electrical? Buyers today are well-informed; nice upgrades are nice, but if all of your major systems are outdated or broken, buyers will notice and want to bargain!
𝟜. Smell It Out - SMELL is one of the first things potential buyers notice when looking at homes. Some odours are temporary (for example, cooking), but others, such as pet odours, can be difficult to remove.
𝟝. Determine net proceeds -If you're selling for the first time, you might be surprised to learn that selling expenses are typically the seller's responsibility. As a result, your selling price does not equal your net proceeds. If you're thinking about selling, I'd be happy to send you a net sheet that breaks down all the costs so you can get an accurate picture of your net proceeds."
