1. Sale and purchase of a new home - if you are considering moving plan carefully at renewal, this will save you big $$$4

3. To pay off debt - opportunity to roll all payments into 1 + save on interest

A pre-approval usually specifies a term, interest rate and mortgage amount and is typically valid for a brief period of time, assuming various conditions are met.
There are three benefits to pre-approval including:

1. It confirms the maximum amount you can afford to spend

2. It can secure you an interest rate for 90-120 days while you shop for your new home

3. It lets the seller know that securing financing should not be an issue

Overall, the average cost to build a house can range $300,000 to $350,000 for 1,000 square feet to double or triple that amount. ****These costs don’t include the land.

2. Choose a Reputable Builder: When it comes to determining the head contractor for your project, careful research is needed. Ask for references and to visit job sites and completed work.
 
3. Build a Home For Tomorrow: Avoid personalizing to the point that it effects resale value. Build a home that suits the neighborhood. If that time should ever come, you will want to be able to appeal to all buyers.
 
4. Go Green! Now more than ever before energy efficient upgrades are easy to add to your home. To make your home as efficient as possible, it is important to incorporate these options into your design BEFORE you start building.
 
5. Understand The Loan: Lastly, beyond the costs and design of building a new home, what does a mortgage look like for an unbuilt home? In many cases, this is where a “construction mortgage or a draw mortgage” might come into play. In order to properly qualify for financing on an unbuilt home, I suggest you provide me with a budget that includes both hard and soft costs, as well as the reserve of money you plan to have set aside in case you run into unexpected events.

If you are already a Permanent Resident or have received confirmation of Permanent Resident Status, you are eligible for a typical mortgage with a 5% down payment - assuming you have good credit.
 
If you have limited credit, or have not yet qualified for Permanent Residency, there are still options! In fact, there are several ‘New to Canada’ mortgage programs through Mortgage Insurance providers. Please note, for these programs you will typically require a valid work permit is valid up to 3 months post-purchase date.
 
To qualify for these New to Canada programs, you must have immigrated or relocated to Canada within the last 60 months and have had three months minimum full-time employment in Canada.

2. Have a savings competition! Whoever saves the most can receive a bonus!
3. Set up a family savings jar and come up with a goal you’re saving for – like a special trip or activity in the future.
