Happy Fathers Day! - Brutally honest confession. For the past couple of years I’ve had an obsession with getting varsity sweaters, wearing them, and posing as an alumnus from that school. I was asking for one from UW so I can pose with that one too from , but instead I got this. I’ll take it 🤣, and live vicariously through her🎓🎓.

57 Rosedene is officially off the market! Congrats to the new owners of this amazing property. I hope you enjoy living in it as much as I did creating it. It feels good to see such kind words about a project I was so passionate about. This house was in essence sold within the first 5 hours of it being listed as the first couple to view ultimately purchased it. Congrats to the team . You girls are my rockstars for ever and always. I will post some more construction pictures on in the next couple of days. I will be starting the Kron project on June 20, 2022. Stay all the way tuned!

Lesson learned #2- Rosedene Project- Tear the fu***ng walls down!

For all those who renovate in hamilton know all too well that Lath and Plaster was the go too building material for most of the houses there. For this project I had the bright idea to try to save a couple of bucks and try to keep as much of the original aesthetic as possible. So I opted to not gut everything. This issue was….. K**b and tube electrical 🤬🤬🤬. This is my story.

-Electricians charged me extra as the had to cut through the walls to wire up - I chose to proceed $

-Drywaller’s charged me double to fix the mess the electrician’s left and filling in the holes- I chose to proceed $$

-Thought it would be smart to drywall over the existing ceiling

-Realized the drywall work that was done was not sufficient enough to look after the taping so I decided to demo all the walls (but left the newly Drywalled ceiling🙄) $$$

-Once demoed my friend came to see the progress and looked at the ceiling and said ..”hey bud… the ceiling looks convex” 🤬(Confession …I thought it looked “off” before but I was getting my ass kicked with extra costs and bad decisions that I almost wanted ignore my thoughts in hopes it would magically fix itself)

-Came to my senses and demoed the ceiling $$$$

-Got my framer to come and straighten the ceiling $$$$$

-Called Drywaller’s back to cover 90% of the house with fresh board $$$$$$

-Mud and Tapers charge me 3x what they would have charged me had I just demoed everything from the beginning 🤬🤬🤬$$$$$$$

I say all that to say this….. Tear the fu***ng walls down when dealing with lath and plaster. Demolish everything and do not think twice about it. I tried to save a couple of bucks thinking I was smart. I ended up spending at least 3x more and losing 2 months of time then I would have, if I just… Teared the motherfu***ng walls down.

There…. I’m finished with my rant 😇
