Aside from Mortgages, let’s chat about Real Estate and selling!

What are some things you can do to your home to make a lasting impression on potential buyers:

1. Freshen up the exterior

This includes a fresh coat of paint on your front door and garage, cleaning up the landscaping, and making repairs to noticeable damages

2. Lighting

This time of year, natural light can extend into the evenings, so be sure to keep the blinds open to let in natural light while there's daylight. Lighting candles and soft lighting in the home also look great.

3. Put extra care into the entryway

Declutter, organize, and know that the little things matter. Anything the eye touches when you step inside the front door cannot be overlooked.

4. Scents

While lightly scented candles are great, don't add any overwhelming or strong scents into the air. It can often be distracting.

5. Declutter and De-Personalize

Get rid of all the clutter and take it to storage temporarily. It's also a good idea to remove sentimental and family photos from the home.

Shopping for mortgage rates can become problematic. Here are some tips on how to shop for mortgage rates without negatively impacting your potential rate!

As an individual shopping around for mortgage rates one mistake many make is that they'll go from Bank to Bank to Bank, and keep on signing different documents with each and every bank they visit.

But what they don't realize is that whenever they visit the bank and sign off each time, these banks are doing what is called a "hard pull" most times, and not a "Soft Pull" that they end up doing! Be careful with what you sign! If you use a mortgage agent, an agent can pull your credit ONCE and shop around FOR YOU, for the BEST RATE.

Foreign Home Buyers Ban Will Be In Effect January 1, 2023! 🔑🛎

Non-citizens and non-permanent residents won't be able to purchase residential properties in Canada starting on January 1, 2023.

The Prohibition on the Purchase of Residential Property by Non-Canadians Act is an upcoming new law, and will be in force for two years.

The law will also make it impossible for non-citizens and temporary residents of businesses and other structural organizations to get around the restriction and purchase homes.

This new, aggressive—or, depending on your perspective, long overdue—legislation aims to address Canada's mounting inflation and home affordability problems.

Canadian Mortgage Trends, reports that the housing downturn persisted in November, with home sales in several of the largest cities of the nation falling more than 50% from the previous year.

Sales decreased the most, by 53% year over year, in Greater Vancouver. However, the benchmark price for the MLS Home Price Index was only down 0.5% from November 2021 to $1,131,600.

Sales in the Greater Toronto Area decreased by 49%, although the average selling price fell by 7% from the previous year to $1,079,395—a decrease of 1% from October. The average number of days on the market increased to 33 from 18 a year earlier.

Most consumers are once again choosing fixed-rate mortgages over variables, now that the difference between fixed and variable rates has almost disappeared.

According to the Fall Residential Mortgage Industry Report released by the Canada Mortgage and Housing Corporation, as of August, 44.2% of new mortgage borrowers opted for a variable rate, down from a peak of 56.9% in January (CMHC).

The change is in line with the Bank of Canada's rate increases, which began in March and gradually increased the cost of variable-rate mortgages to date.

The trend continued in September, with the share of variable-rate mortgages declining to 39% of new originations, according to CMT calculations based on more recent data from Statistics Canada. The share is at its lowest level since April 2021.
