Got your mortgage approved?

EXCITING! I know!! But just don’t celebrate too early.

I’ve seen buyers:
- Finance a new car
- Max out credit cards
- Change jobs
before the mortgage funded

…and suddenly their mortgage is at risk before closing.

Your approval is only the beginning.

Why do so many buyers try to keep the purchase price under $1M????

Because crossing that line can change the mortgage category completely.

✅ Under $1M → buyers may access insurable mortgage rates
✅ Lower rates = lower monthly payments
✅ More affordability = potentially more buyers interested

The Bank of Canada held the policy rate at 2.25% today (Apr 29, 2026).

If you have a variable-rate mortgage, nothing changes (for now).

But here’s what still matters:
• Global tensions → could push inflation higher
• Government buying mortgage bonds → helps keep fixed rates competitive
• Fixed vs variable = driven by different factors
