The #1 thing I wish every self-employed person knew: yes, you can get a mortgage. And yes, it will be harder than a T4 employee’s process. But ‘harder’ ≠ ‘impossible.’ 
  
The bank rep who says ‘sorry, self-employed is too complex’ isn’t lying — they just don’t have programs designed for you. I do. There are lenders who specialize in exactly your file.

Ask any of my past clients and they’ll tell you: they overestimated how much they knew going in. Not because they were unprepared — because Vancouver’s market has its own rules. Property tax, strata, property transfer tax, move-in costs, bidding dynamics… these are the things nobody tells you when they say ‘I’ll help you buy a home.’

“I need 20% down to buy a home.”
In many cases, you don’t.
In Canada, the minimum down payment can be as low as:
• 5% on the first $500K
• 10% on the portion between $500K–$1.5M
The right strategy depends on your income, goals, monthly comfort level, and timeline.
