Over the last few months a handful of clients have come across my desk who have purchased a pre-sale condo and are now in the situation of not being able to complete on their purchases. To say this is stressful is an understatement. Employment may have changed, they never spoke with a professional to begin with prior to giving in some cases their LIFE savings for the deposit or the down payment they require is not there.

Disclaimer: these are not my clients from the beginning when they handed their deposit funds over but rather clients I am now trying to assist the best I can with a plan so they can complete‼️

I feel this is really important to talk about as many people are not educated on the pre-sale process. Some of these clients in the current market are having to sell these pre-sales at a loss! To put this in perspective they are paying assignment fees and may not even get their original deposits out of the sale.

This post is not to scare you as pre-sales can absolutely be a fantastic investment and opportunity! My goal is to make sure you are educated on the process and have strategized and prepared throughout that process with your mortgage and real estate team. This means speaking with a trusted mortgage professional and having a plan (and I always have a back up plan with my clients for pre-sales!) for ensuring you will complete! In this current market we are even seeing developer incentives again! If this is something you have been thinking about as a first home or investment property, let’s chat.

2022 was one for the books🙌🏻
I am always grateful to my clients, family & friends who support me but this past year I was very appreciative of how many times I was kept top of mind with new clients being referred to me! Your trust in me never goes unnoticed.
Baby Sophia was such an amazing blessing in July and the last missing piece in our family. Social media has not been a top priority for me this past year with 2 kids under 2 and feeling that extra time is better spent in my business. We have definitely levelled up with the full sports schedules and multi-tasking! I am still here though and going to do my best with updates as well as mortgage education this year!
Looking forward to growing, learning, and staying focused on meaningful priorities and my goals in 2023!

The Bank of Canada raised its key interest rate to one per cent, the highest rate increase in more than 20 years, with a warning that further rate increases could be on the horizon. So what does this mean to you? As an example, on a $450,000 variable rate mortgage, you can expect to pay about $100 extra per month with this latest increase. For many this may not break the bank, but combining the extra mortgage cost with also the rising costs of groceries, gas and other life essentials may have a larger affect on our overall budgets.

Keep in mind that most of us have already passed the stress test upon qualifying for our current mortgage and will still have affordability for our variable rate mortgages. If you have a variable rate mortgage it is still a great option with more flexibility than a fixed rate term so lets look at the numbers to see what savings may be available to you. I am sure by now everyone has been on the receiving end of questions regarding the announcement yesterday and a mandatory 'cooling off period' for real estate properties of 7 days.

No doubt, prices have been skyrocketing and we have offers in multiples with many being without subjects or conditions over the last few years. This is the biggest purchase of a home buyers life in many cases and most require financing and should have an opportunity to do their due diligence on the integrity of the property. This puts pressure on the home buyers and professionals guiding them in the process. Cash offers are also a huge risk to the home buyer who may not have secure financing options.

I am interested to hear everyone's opinions? Do you think this is the right legislation to accomplish what may be needed in the BC Real Estate market?

I am so happy for my client, a first time home buyer who was able to secure a brand new gorgeous property in The Ambrose building in Port Coquitlam! It is such a great location with many Poco amenities close by, walkability to the down town core and all he has to do is move in! Fun fact, I am very familiar with this street because my husband and I had our first property we ever purchased together on it!

Hard to imagine now with the weather we have been having but I am sure he will get lots of use on his awesome patio next summer!

It was such a pleasure to work with these first time home buyers who just completed on their new Langley condo!

I was able to help them in a very short amount of time from approval to closing and we both could not be happier with how it worked out! This is going to be the first of many properties for these clients, they are very focused on saving and future investing!
