The Bank of Canada has lowered its key interest rate by 0.25% to 2.50%.

✅ Variable rate mortgages will see immediate benefits, as lower rates reduce interest costs.
✅ Fixed rate mortgages remain unchanged for now, but lower bond yields could bring more competitive fixed options in the weeks ahead.

With one Bank of Canada rate cut down and more anticipated, I’m having more clients inquire about variable/adjustable rate mortgages,
Is now the time to consider? Here's what you need to know:
Fixed Rate: Offers stability and predictable payments, great for peace of mind.
Variable Rate/Adjustable Rate: If you have a variable rate mortgage, your payments will fluctuate with prime- so you could see your payments go down if the Bank of Canada continues to drop the over night lending rate. With an adjustable rate mortgage, the payment doesn’t change, but the amount going towards principal will go up or down. If the Bank of Canada drops the overnight lending rate, you may end up putting more towards the principal.

Considering the current economic climate, exploring variable or adjustable rates could be strategic. The next rate announcement in July 24, 2024.
