Your bank has one shelf. I have the whole store.

Ever wondered why your bank never mentions what the other lenders are offering? Because they can't. When you walk into your bank, you get their products, their rates, their rules. One shelf. It might be a perfectly good shelf. It might not be the right one for you, and nobody in that building is going to tell you either way.

As a mortgage broker, I shop your file across dozens of lenders. Big banks, credit unions, monoline lenders you've never heard of, and a few specialists for the files that don't fit in a box. I work for you, not the lender, and the only thing I'm looking for is the mortgage that actually fits.

Your offer got accepted. This is the part nobody warns you about.

Between the accepted offer and the day you get the keys, your file is not finished. Many lenders re-check your credit and confirm your employment again before they release the money, and anything that has changed in the meantime is something they will see.

Which is how a perfectly sensible person ends up buying a truck three days before closing and nearly losing the house. He was excited. He had just bought a home. Of course he was excited. Nobody had told him that a new loan at that exact moment could move his ratios enough to matter.

So the advice is dull, and the dullness is the point. Buy nothing on credit. Stay at the job you have. Leave your down payment where it sits. Do not open or close a credit card. Pay every bill on time, including the small ones, especially the small ones.

Three weeks of being extremely boring, and then the house is yours and you can buy whatever sofa you like.

Life changes a lot in five years.

When you signed your last mortgage, you might not have had the second kid yet. Or the competition schedule. Or the new job, the aging parent, the business, the renovation you keep putting off.

Your mortgage didn't change with any of it.

But at renewal, it can. Rate, term, payment, amortization, whether you free up some cash flow or go harder at the balance. For a few weeks all of it is back on the table. Then it locks up again for another five years.

The reverse mortgage myths that get the most airtime are the ones about losing your home. Those are easy to correct. The quieter ones are what actually stop people from asking the question.

Six of those myths are in here. That the funds count as income and will affect your OAS or GIS. That you have to take it all at once. That payments are not allowed. That 65 is the minimum age when it is really 55.
