Your offer got accepted. This is the part nobody warns you about.
Between the accepted offer and the day you get the keys, your file is not finished. Many lenders re-check your credit and confirm your employment again before they release the money, and anything that has changed in the meantime is something they will see.
Which is how a perfectly sensible person ends up buying a truck three days before closing and nearly losing the house. He was excited. He had just bought a home. Of course he was excited. Nobody had told him that a new loan at that exact moment could move his ratios enough to matter.
So the advice is dull, and the dullness is the point. Buy nothing on credit. Stay at the job you have. Leave your down payment where it sits. Do not open or close a credit card. Pay every bill on time, including the small ones, especially the small ones.
Three weeks of being extremely boring, and then the house is yours and you can buy whatever sofa you like.
