I am looking for some feedback…

I want to create a short 4-week course that is going to teach homeowners how to pay off their mortgage faster, saving them $100,000 + of interest but unsure of their first steps.

Once the course is completed participants will be able to gain a sense of peace and stability because they will be able to take years off mortgage which is something I’m sure they all want to achieve.

APRIL STATS ARE OUT!
In April 2023, greater Vancouver experienced rising prices and sales rebounding. This represents a strong spring market and tells us home buyers are returning with confidence after a challenging year. The Bank of Canada has paused with interest rates hikes and this resulted in more stable mortgage rates. The latest MLS data show home prices have increased about five per cent year-to-date, which already outpaces our forecast of one to two per cent by year-end. Is it hard to buy a rental property?
No. If you structure your financials correctly and purchase the correct property type, it's easy to purchase a rental property.

What's the number 1 strategy for purchasing your first rental property?
It's purchasing a new principal residence and converting your existing principal residence into a rental.

What's the number 2 strategy for purchasing your first rental property?
It's refinancing your principal residence and taking out equity for the down payment to purchase a rental property.

How much down payment do you need to purchase a rental?
20% to 25% depending on qualification requirements from the lender.

Where does this 20% to 25% usually come from?
Refinancing your current property to pull out equity for the down payment.

Do I think it’s a good idea to buy rental properties?
Short term, it requires work upfront. Long term, it’s most likely the best decision you can make.

MORTGAGE HACK FOR UPCOMING MORTGAGE RENEWALS & FIRST-TIME HOMEBUYERS: Imagine going to the casino and playing most of your disposable income for the next 20 years on one hand. Now, imagine sending out a network of elves to go to every casino to play several hands and without having to make any bets, but you get to choose the best hand in the lot and put your money there.

That's the difference between the bank and a broker, when you work directly with your bank you get one hand only, with a broker you get to choose the best hand and that's a huge advantage for a first-time homebuyer or if you are renewing or refinancing.
