Big News for First-Time Home Buyers in Canada!

To make buying a home more affordable,
and give the pre-sale market a boost—the government is rolling out a new GST rebate for first-time buyers!

100% GST Rebate on New Homes
First-time buyers can get up to $50,000 back on homes priced up to $1 million.

Partial Rebate for Homes Between $1M and $1.5M
For example, a $1.25M home could still qualify for a 50% rebate—that’s up to $25,000 saved!

Who’s Eligible?
Canadian citizen or permanent resident
18+ years old
Haven’t owned a home in the last 4 years
Buying a new home from a builder, building on your own land, or buying into a co-op

When Does It Start?
• Applies to purchase agreements made on or after May 27, 2025
• Construction must start before 2031 and be completed before 2036

This new rebate is projected to deliver $3.9 billion in tax savings for Canadians over the next five years—and is expected to boost activity in the pre-sale market!!

Canada’s unemployment rate rose to 6.8% in November, its highest in three years, adding pressure on the Bank of Canada to lower interest rates. Statistics Canada reported 51,000 jobs added—mostly in the public sector—but the jobless rate exceeded economists’ expectations of 6.6%.

The Canadian dollar dropped, and the odds of a 50-basis-point rate cut surged past 75%. Analysts, including BMO and RBC, now anticipate the Bank will announce a 0.5% cut. With wage growth slowing and unemployment rising, all eyes are on the Bank of Canada’s next rate decision on Wednesday, December 11.
