The summer home-buying season wrapped up on a quiet note across Metro Vancouver, with August sales coming in 20.7% below the 10-year seasonal average.

Slower buyer demand, shifting immigration trends, and mortgage rates that remain elevated continue to cool activity—pushing benchmark prices down across all market segments.

Here is what’s actually happening in the Metro Vancouver market right now:After a strong kick-off to summer in June, home sales across Metro Vancouver lost a bit of steam in July, dropping 9.8% year-over-year. With new listings also slowing down, price changes are staying pretty mild month-over-month as the market stays in a holding pattern.

📊 VANCOUVER REAL ESTATE: June 2026 Market Update 🏡✨

Is the Metro Vancouver market starting to shift? The June 2026 stats from Greater Vancouver REALTORS® (GVR) are officially in, and we are seeing some fascinating trends play out as we head into summer!

Here is what you need to know:
🔹 Sales are Picking Up: GVR recorded 2,390 home sales last month—a 9.6% jump compared to June 2025! While buyer activity is rising across all property types, we are still tracking 12.4% below the 10-year seasonal average.
🔹 Prices are Stabilizing: The composite benchmark price for all residential properties sits at $1,099,100. This is down 6% year-over-year but essentially flat (down just 0.1%) compared to May.
🔹 Inventory is Plentiful: Total active listings reached 17,017. While this is down slightly (3.1%) from last year, it sits a massive 30.2% above the 10-year seasonal average. Buyers still have plenty of options!
🔹 New Listings: 5,938 new properties hit the MLS® in June, which is 5.9% above the historical average.

Metro Vancouver real estate is cruising into summer at its own chill pace.
While apartment sales are lagging a bit—down about seven per cent year-over-year—the detached market edged up slightly, and attached homes are holding steady.

Overall prices are staying flat month-over-month, with the region’s composite benchmark price sitting at $1,100,700.

According to GVR chief economist Andrew Lis, we are looking at a calm and orderly summer market with no major plot twists on the horizon to shake things up.

Translation? It’s a perfectly calm time to window shop or make a move without the usual chaotic market drama.

🏡 Metro Vancouver Market Update: What’s Really Happening?
If you’ve been watching the news, you might have heard that the market is “flat”—but that doesn’t tell the whole story! Right now, we’re seeing a major divergence between different types of homes. While things are a bit quieter in the condo world, detached homes are officially gaining steam. 🚀

Greater Vancouver REALTORS® just released the April 2026 data, and it’s clear that buyers are starting to shift their focus. Even though overall sales are about 23% below the 10-year average, detached home sales actually jumped by 14% compared to last year.

What’s the vibe for buyers and sellers?
Right now, we are in a very “balanced” spot. With over 16,000 homes on the market—which is nearly 38% above the long-term average—there is plenty of breathing room. This extra inventory is acting like a lid on a pot, keeping prices from boiling over despite the uptick in interest.

The Price Check:
The typical home in Metro Vancouver is sitting at a benchmark of $1,098,000. Whether you’re looking at a detached house (benchmark $1.84M) or a condo ($703k), prices have actually dipped slightly since last month, making this a unique window of opportunity before the summer rush.

The Big Question:
Will the momentum in detached homes spread to townhomes and condos next? Our chief economist thinks it might just be a matter of time. If “pent-up demand” finally hits the market this summer, that extra inventory could disappear fast!
