🏡 Metro Vancouver Market Update: What’s Really Happening?
If you’ve been watching the news, you might have heard that the market is “flat”—but that doesn’t tell the whole story! Right now, we’re seeing a major divergence between different types of homes. While things are a bit quieter in the condo world, detached homes are officially gaining steam. 🚀

Greater Vancouver REALTORS® just released the April 2026 data, and it’s clear that buyers are starting to shift their focus. Even though overall sales are about 23% below the 10-year average, detached home sales actually jumped by 14% compared to last year.

What’s the vibe for buyers and sellers?
Right now, we are in a very “balanced” spot. With over 16,000 homes on the market—which is nearly 38% above the long-term average—there is plenty of breathing room. This extra inventory is acting like a lid on a pot, keeping prices from boiling over despite the uptick in interest.

The Price Check:
The typical home in Metro Vancouver is sitting at a benchmark of $1,098,000. Whether you’re looking at a detached house (benchmark $1.84M) or a condo ($703k), prices have actually dipped slightly since last month, making this a unique window of opportunity before the summer rush.

The Big Question:
Will the momentum in detached homes spread to townhomes and condos next? Our chief economist thinks it might just be a matter of time. If “pent-up demand” finally hits the market this summer, that extra inventory could disappear fast!

The Metro Vancouver market is seeing a fascinating split this spring. While overall residential sales are down 2.8% from last year and remain 31.8% below the 10-year average, a “divergence” is forming between segments.
The detached market is beginning to awaken with sales up 8.3%, even as multifamily segments continue to see slower demand.

The composite benchmark price now sits at $1,104,300—a 6.8% dip from last year. With a total of 14,774 properties on the market (38% above the seasonal average), buyers have significantly more breathing room.
The current sales-to-active ratio of 14.2% keeps us in balanced territory, though the detached segment’s 11% ratio suggests potential downward pressure on prices if the trend holds.

Metro Vancouver home sales in February 2026 continued the trend of slower-than-average activity. A total of 1,648 homes sold, down 9.8% from February 2025 and 28.7% below the 10-year seasonal average.

New listings also declined slightly, with 4,734 properties coming to market, a 6.4% drop year-over-year, though still 7.1% above the 10-year average.

The sales-to-active listings ratio sits at 12.6%, suggesting a relatively balanced market. By property type, the ratio is 9% for detached homes, 16.6% for townhomes, and 14.1% for apartments. Historically, prices tend to face downward pressure when this ratio stays below 12%, and upward pressure when it rises above 20%.

The benchmark price for all residential properties in Metro Vancouver is now $1,100,300, down 6.8% from February 2025 and 0.1% from January 2026.

Detached homes: 427 sales (↓10.5% YoY) | Benchmark $1,835,900 (↓8.8% YoY)

Apartments: 824 sales (↓15.6% YoY) | Benchmark $708,200 (↓6.8% YoY, ↑0.5% from January)

Townhomes: 387 sales (↑7.8% YoY) | Benchmark $1,046,100 (↓5.6% YoY, ↑0.3% from January)

Total active listings reached 13,545 homes, 6.3% higher than last year and 37% above the 10-year seasonal average, providing buyers with more choice heading into the spring market.

New listings cooled slightly to start the year, but inventory remains high. In January, 5,157 detached, attached, and apartment properties were newly listed on the MLSÂŽ in Metro Vancouver, down 7.3 per cent from January 2025, but still nearly 20 per cent above the 10-year seasonal average. Total active listings rose to 12,628, up 9.9 per cent from last year and 38 per cent above the 10-year average.

Sales activity remains subdued, with an overall sales-to-active listings ratio of 9.1 per cent—6.7 per cent for detached, 11.1 per cent for attached, and 10.3 per cent for apartments. Historically, ratios below 12 per cent tend to put downward pressure on prices, while sustained ratios above 20 per cent support increases.

GVR’s 2026 forecast suggests sales will remain muted, inventory elevated, and prices largely unchanged. While some pent-up demand may return as buyers adjust to economic and political uncertainty, its timing is uncertain.

Prices are showing modest declines. The MLSÂŽ Home Price Index benchmark for all properties sits at $1,101,900, down 5.7 per cent year over year. Detached homes sold 300 units, with a benchmark price of $1,850,800 (down 7.3% YoY). Apartments saw 554 sales, benchmark $704,600 (down 5.9%), and townhouses sold 246 units, benchmark $1,043,400 (down 5.4%).
