4 Years as a Mortgage Broker šŸ”šŸ’¼

It's been 4 years since I became a licensed mortgage broker - and what a journey it’s been! The young gal in this pic above had no idea what was coming. I've had the privilege of helping so many incredible people secure their homes and financial futures. Here are the top 4 things I’ve learned along the way:

1. Education is everything. Clients feel most confident when they understand their options- not just accept them. Empowered clients make empowered decisions.
2. Every situation is unique. No two mortgages are alike and no two clients are alike. What works for one person doesn’t necessarily work for another- and figuring out what fits is what makes this job so rewarding.
3. Relationships matter more than rates. It’s not just about numbers; it’s about trust, transparency, and being there for people at one of the biggest moments of their lives.
4. Adaptability is key. Markets shift, policies change, life happens, and staying agile is how I’ve continued to deliver value, no matter what the landscape looks like.

šŸ” Big News for First-Time Home Buyers in Canada! šŸ‡ØšŸ‡¦

Starting May 27, 2025, the Canadian government has introduced the First-Time Home Buyers’ GST Rebate, aiming to make homeownership more attainable.

Here’s what you need to know:

-100% GST Rebate on new homes priced up to $1 million—potential savings of up to $50,000.

-Phased Rebate for homes priced between $1 million and $1.5 million. For example, a $1.25 million home qualifies for a 50% rebate, saving up to $25,000.

-No Rebate for homes priced at $1.5 million or more.

Eligibility Criteria:
• Must be a first-time home buyer (haven’t owned a home in the past 4 years).
• Must be at least 18 years old.
• Must be a Canadian citizen or permanent resident.
• The home must be your primary residence.
• Applies to newly built homes, owner-built homes, or co-op housing.

Important Dates:
• Applies to agreements signed or construction started on or after May 27, 2025, and before 2031.
• Homes must be substantially completed by 2036.

This initiative is expected to deliver $3.9 billion in tax savings to Canadians over five years, starting in 2025-26 .

Canada’s inflation rate ticked up to 2.6% in February 2025, driven by broad-based price increases and the end of the GST/HST holiday on food and other items. This is higher than expected and raises concerns about inflation staying elevated in the coming months. The increase follows a period of lower inflation due to the tax holiday, which ended on February 15. Core inflation, excluding volatile items, also showed signs of acceleration, indicating price pressures are more persistent than anticipated.

Given these factors, while a rate cut is still possible in the coming months, the BoC is likely to proceed cautiously to avoid undermining its inflation-fighting credibility.

Happy Holidays from my family to yours. A big heartfelt thank-you to all of my wonderful clients who placed their trust in me during an unprecedented year. Your support means everything. Couldn't have done it without my awesome partners, colleagues, friends, family who've been there for me through the wild ride of building a business and having a baby! With inflation numbers still high, it’s no secret that the Bank of Canada will continue its path of rate increases. Inflation numbers for last month came in higher than anticipated at 6.9% (above the expected 6.7%). While gas prices have moderated, grocery prices rose 11.4% in September, the fastest pace since 1981. This has many economists speculating another .75 hike on October 26th, with possibly more by the end of the year.

With the help of an awesome realtor, these clients found a great property that just needed a bit of love to turn into their perfect home. We helped them get approved for a ā€˜purchase plus improvement’ loan which allows you to add on the cost of improvements to the mortgage itself. This can be a wonderful option (particularly as current rates have decreased many people’s purchasing power) as it allows you to get into a property and do some renovations at the lowest cost of borrowing.

Happy (almost) closing day to this lovely couple. So rewarding to help them secure financing for their first home. We started the journey together last year and worked together for months while they searched for the perfect starter property. With the shift in market they were able to get a great place that checked all their boxes.

There's still so much opportunity out there whether you're looking to get in, upgrade or invest. As they say "marry the house, date the rate".
