There’s a big difference between:

“What can I qualify for?”
and
“What payment will still let me enjoy my life?”

Your mortgage shouldn’t leave you choosing between your home and everything else that matters — travel, savings, kids, emergencies, or simply having breathing room every month.

The goal isn’t to buy the most expensive home you can qualify for.

It’s to choose a mortgage that still feels comfortable after the excitement of buying is over.

I’m paying more attention to what they said next.

The rate stayed at 2.25% — but the Bank warned that inflation risks have increased.

Why does that matter?

Because if you’re buying, renewing or refinancing, waiting for “one more rate cut” isn’t automatically a strategy.

Your mortgage decision should be based on your numbers, your timeline and your options today — not a prediction about what the Bank might do next.

That sounds backwards—but a mortgage is more than the number beside the % sign.

What happens if you want to sell early?
Can you make extra payments?
What are the penalties?
Is the mortgage flexible if life changes?

A slightly lower rate isn’t always a better deal if the mortgage doesn’t fit your plans.

So yes, ask me about the rate.

But also ask:

“Is this actually the right mortgage for me?”

That question could be worth a lot more than a few basis points.
