Toronto Home Prices: Opportunity or Risk? 🏡

September’s GTA housing market continued to show signs of weakness, with both home sales and average prices down compared to last year.

For buyers, this could mean more negotiating power and opportunities that weren’t available a couple of years ago.

One thing I always tell clients is that trying to time the bottom of the market is nearly impossible.

Instead, focus on what you can comfortably afford, your long-term plans, and making sure your mortgage fits your financial situation.

The right time to buy isn’t necessarily when prices are at their lowest. It’s when the numbers make sense for you.

Are fixed mortgage rates heading higher?

One thing I’ve been discussing with clients lately is why fixed mortgage rates can rise even when the Bank of Canada keeps its overnight rate unchanged.
Unlike variable rates, fixed mortgage rates are largely influenced by government bond yields. When bond yields rise, lenders often adjust their fixed rates higher.

If your mortgage is coming up for renewal in the next few months, it’s worth reviewing your options sooner rather than later. Waiting until the last minute could mean missing an opportunity to secure a better rate.
As always, the lowest rate isn’t necessarily the best mortgage. It’s about finding the right fit for your situation.

The lowest mortgage rate isn’t always the best mortgage.

I recently spoke with a Toronto homeowner whose mortgage was coming up for renewal.
Their first question was the one I hear all the time:
“What’s the best rate you can get me?”
But after talking for a few minutes, the conversation changed.

They were considering moving within the next few years. They wanted access to some equity for renovations. And keeping their monthly payments manageable was important.
Suddenly, choosing a mortgage based only on the lowest rate didn’t make much sense.

We started looking at the bigger picture:
• Fixed vs. variable
• Potential penalties if they sell early
• Extending the amortization for cash flow
• Accessing equity
• Flexibility to make additional payments
• What their plans look like over the next 3–5 years

A mortgage is more than a rate.
The right mortgage should fit what you’re planning to do with your home, your money and your life.

Early morning rides just hit differently. 🚴‍♂️
Whether it’s cycling through the quiet streets of Toronto before the city wakes up, or riding the country roads of Prince Edward County surrounded by open fields and fresh air, it’s one of my favourite ways to start a summer day.

What an incredible day riding in support of the Baycrest Foundation to help defeat dementia and advance brain health research.

The weather couldn’t have been better, and it was an amazing experience cycling on roads that are normally packed with traffic, including the DVP and Gardiner Expressway. Seeing thousands of riders come together for such an important cause was truly inspiring.

Proud to support the fight against dementia while enjoying one of the most unique rides Toronto has to offer. Thank you to everyone who participated, donated, and volunteered to make this event such a success.

A client recently came to me frustrated after being declined by their bank.

They were self-employed, had strong income, good credit, and a solid down payment. But because their income structure did not fit the bank’s standard guidelines, the answer they got was simply “no.”

The problem is many people think a bank decline means they cannot buy a home. That is not always true.

After reviewing their full situation, we looked at the bigger picture instead of just one lender’s checklist.
We restructured the application, used the right lender for their income type, and provided supporting documents the bank never asked for properly the first time.

Result?
Approved.

Not every mortgage solution fits inside one bank’s box. That is why working with a mortgage broker matters.

As a mortgage broker in Toronto, I work with multiple lenders and different mortgage products to help clients who may not fit traditional guidelines perfectly. Self-employed income, commission income, rentals, new businesses, bruised credit, tight ratios — there are often solutions available when you know where to look.

Sometimes it is not that the client is unqualified.
It is that they were speaking to the wrong lender.
