Your rental suite could do more than help pay the mortgage. It could help you qualify for it.

The catch? Lenders don’t all count rental income the same way. Same home, same rent—potentially different borrowing power.

That’s where knowing which lender fits your situation makes a difference.

Thinking about a home with a suite? Let’s run the numbers.

Ever wondered why your mortgage broker asks so many questions about your money?

There are regulatory and compliance requirements that both lenders and mortgage brokers have to follow.

That means asking you to document where funds came from or explain transactions in your accounts.

So when I come back asking for one more document, there really is a reason.

Buying a pre-sale is a little different because you may be committing to a home that won’t be completed for several years.

I often recommend getting approved with the lender associated with the development early on. It can help reduce some of the financing risk while you wait for completion.

Then I want to get involved again about four months before you get the keys.

That gives us time to look at the property, your current financial picture, rates and lender options and put the actual mortgage together.

A lot can change in a couple of years. Your mortgage strategy can change too.

A gifted down payment can be a huge help when buying a home — and yes, lenders allow them.

But we do have to document it.

The lender will want to confirm where the money came from, that it’s a genuine gift rather than a loan that needs to be repaid, and that the funds have made their way to you.

If your family is helping with your down payment, tell me early. I can walk you through exactly what we need and save everyone a last-minute paperwork scramble.

Buying a pre-sale can feel very different from buying a home that's already built.

You might sign the contract today but not need the mortgage for another year, two years — or longer.

And a lot can happen during that time.

Your income, debt, interest rates, lending rules and even the property's value can change. You still need to qualify for the mortgage when it's time to complete.

That doesn't mean a pre-sale is a bad idea.

It means don't confuse qualifying today with being guaranteed financing later.

Before you commit, let's talk about the risks as well as the opportunity.

What happens if you agree to buy a home for $900,000 — but the appraisal comes back at $850,000?

That $50,000 difference can become a very big deal.

A lender will generally base its financing on the lower of the purchase price or appraised value. If the appraisal is lower, you may need additional funds to complete the purchase.

It doesn't necessarily mean the deal is dead. We look at the situation and the options available.

But this is exactly why I don't want buyers removing their financing condition until we're comfortable with both the borrower AND the property.

Thinking about keeping your current home as a rental when you buy your next one?

Don't assume the existing mortgage automatically prevents you from qualifying.

Depending on the lender and the property, we may be able to use rental income to help offset the expenses on that home when qualifying you for the next mortgage.

But qualification is only one part of the decision.

Before converting your principal residence to a rental, I also want you speaking with your accountant so you understand the potential tax implications.

Keeping a property and turning it into a rental can be a great long-term wealth-building strategy — if the numbers work.

Let's run those numbers before you decide.

Please don't use every dollar you have for your down payment.

We estimate closing costs during the mortgage process, but the final numbers can change. There can be adjustments for property taxes or strata fees, legal fees and disbursements, insurance, inspections and property transfer tax.

And moving costs money too.

That's why I like my clients to have some wiggle room over and above the down payment. Sometimes I'll even encourage you to hold $5,000 back.

If you don't need it, fantastic. We can always look at using your mortgage's prepayment privileges afterward.

I'd rather have you start homeownership with a little breathing room than use every available dollar just to make the mortgage slightly smaller.

“Why does the lender need so many documents?”

Fair question.

The paperwork isn't just paperwork. Every document helps prove part of the story we're presenting to the lender — your income, down payment, debts and overall financial stability.

And yes, sometimes I may need an updated version of something you've already sent me.

My job isn't just to collect documents. It's to put together a clean, well-supported application that makes sense to the lender.

The stronger the story, the stronger the request.

One of the things that catches buyers by surprise after an accepted offer is the deposit.

Your deposit does form part of your down payment — but you don't wait until completion to provide it.

The timing and amount are set out in your purchase contract, which means we need to make sure that money is accessible when the deposit is due.

If it's sitting in a TFSA or another investment, don't assume you can turn it into a bank draft instantly.
This is one of the little things I want sorted out before it becomes a big stressful thing.
