The Ottawa housing market continues to stay balanced, and inventory levels are a big reason why.

At the end of April:
• Overall inventory sat at 3.4 months
• Single-family homes were at 3.1 months
• Townhomes & semis came in around 3 months
• Condos improved to 4.9 months of inventory

What does this mean for buyers and sellers?

Buyers have more choice and less pressure than we’ve seen in previous years.

Sellers are still seeing movement, but pricing and presentation matter more than ever in a competitive market.

The good news?

Inventory is being absorbed, conditions are stabilizing, and Ottawa continues to be a healthy market for both sides.

And with activity already picking up in May, things are looking busy heading into the heart of the spring market.

House prices in Ottawa continue to show stability, and that’s good news in today’s climate.

In April:

• The average sale price reached $712,000, up 0.8% compared to last year
• The median sale price held steady around $650,000
• Inventory increased 17% year-over-year, with about 4,500 listings on the market

What does that mean?

Buyers have more choice, while sellers still need the right pricing and presentation strategy to stand out.

Overall, Ottawa continues to hold a balanced market, especially compared to some of the volatility we’re seeing in other parts of the country.

And with activity already picking up in May, the spring market is shaping up to be a busy one.

April brought a noticeable increase in activity across the city, with 1,336 homes sold through the Ottawa MLS system and nearly 300 more sales than March.

Inventory also climbed, with over 4,500 listings available at the end of the month, giving buyers more options while keeping the market balanced.

And the momentum hasn’t slowed down.

The first few days of May are already feeling busier, with more buyers and sellers ready to make moves.
