A client came to me during a separation with one main goal: keep their home.

The challenge? They were self-employed and reported less than $20K in income.

By understanding their business and knowing which lender policies could be used, we were able to establish approximately $60K in usable qualifying income.

That allowed us to structure a refinance to:

🏡 REAL CLIENT SCENARIO: THE DIFFERENCE A BROKER CAN MAKE

A family came to me as a last resort after their bank declined them.

They had gone through a difficult financial period. Their mortgage had fallen into arrears, they had property tax arrears, significant unsecured debt, and their credit scores had dropped into the mid-500s.

But that wasn't the whole story.

Their mortgage arrears had been brought up to date. Their income situation had improved. They had significant equity in their home, and they wanted to consolidate their debts, improve their monthly cash flow, and most importantly, keep their family home.

This is where knowing the mortgage market matters.

As a broker, my job isn't just to send an application to a lender and hope it gets approved.

It's knowing:

🚨 Mortgage Tip: Maybe hold off on booking that $8,000 European vacation... for now. 😅

If you're planning to buy a home in the next few months, remember that lenders are going to review your bank statements, credit cards, and overall financial picture.

I've seen clients spend thousands on a trip, put it on a credit card, and suddenly, their qualification numbers look very different than they did a few weeks earlier.

Does that mean you can't travel? Absolutely not.

It just means it's a good idea to chat with your mortgage broker before making any major purchases while you're in the home buying process.
