Still short on your down payment? Your RRSP might already hold the solution.
The federal Home Buyers’ Plan (HBP) allows you to use your RRSP savings to help purchase or build a qualifying home, without triggering immediate tax consequences.

Here’s how it works:
- Withdraw up to $60,000 from your RRSP ($120,000 as a couple).
- Funds must be in your RRSP for at least 90 days.
- A signed agreement to buy or build a qualifying home is required.

Why buyers use the HBP:
- Withdrawals are not taxable, as long as they’re repaid.
- Repayment is spread over 15 years, starting at just 1/15th per year.
- Automatic RRSP contributions can help you stay on track with repayments while rebuilding savings.

Used strategically, the HBP can bridge the gap between saving and qualifying, turning “almost there” into “approved.”
