AHHH!! I'm finally solidifying a mortgage for this beautiful Tridel condo. My client received her keys to the unit this past July and has been patiently waiting to sign off on her mortgage.
❓Why the gap in finalizing her mortgage from July?

🅰️ : Newly built condo purchases have two milestones during the transaction, occupancy and closing. Simplest way to put it, there is a period of time between when you take possession of the condo and when you take full ownership.

OCCUPANCY :

-Once your condo becomes livable as per the city's standards, a purchaser is given the keys to "occupy" the unit. During the occupancy phase, the building may not be completely finished but can be lived in.

-During occupancy in most cases buyers will need to pay "rent" to the builder until the ownership is switched over to the purchaser. Typically this amount is based on the balance owed to the builder after down payment.

-There is no accurate way to determine how long purchasers will be in " occupancy" till closing.

CLOSING :

- When the condominium is registered and you receive the title to your property.

- Purchasers are given a minimum 30 day notice to gather funds for the balance owing and as well finalize their financing. You will move from paying the builder a monthly fee and start paying your monthly mortgage.
