Atrium Mortgage Investment Corporation (TSX: AI) is proud to report strong Q3 2024 results, continuing to deliver solid growth and returns for our shareholders. With earnings per share of $0.26 - up from $0.25 last year - we are pleased to announce an increase in our monthly dividend by 3.3%, from an annual rate of $0.90 to $0.93 per share, effective December 2024.

Atrium’s lending strategy remains robust and prudent. Our mortgage portfolio reached a record high of $926.3 million and is anchored by first mortgages, which account for 97.3% of our portfolio, and at an average loan-to-value ratio of 64.1%. Despite market challenges, our year-to-date earnings per share of $0.79 marks our second-best nine-month result, highlighting the resilience of our portfolio.

Our recent common share offering, which raised $28.8 million, reinforces Atrium’s liquidity and positions us for continued growth. “We were gratified by the overwhelming investor demand for this offering,” said CEO Rob Goodall. “Our conservative 85% dividend payout ratio bodes well for the prospect of another sizable special dividend at year-end.”

Despite challenging market conditions, Atrium’s commitment to diligent lending practices has resulted in a record mortgage portfolio balance of $875.6 million, consisting of 95.5% first mortgages with 96% representing less than 75% of value. Year to date, we have also generated record basic earnings per share of $0.91, up 18.2% from this time last year.

We are so proud to continue supporting this inspiring non-profit organization, which has raised over $40 million to fund cancer research and provided over 110 Oncology Fellowships to University of Toronto residents and clinical fellows.

Atrium MIC is proud to announce our involvement in an innovative rental project out of Ottawa that is reshaping modern living! We recently provided a $7,500,000 1st mortgage on a 1.67-acre property which is improved by a vacant four-storey building that formerly operated as a convent.

This redevelopment seeks to accomplish the vision of retrofitting the existing structure into over 250 fully furnished residential rental units, complemented by a four-storey addition. The brainchild of an experienced developer and an Ottawa-based expert in fully furnished rentals, this project introduces innovative co-living space tailored for students and young professionals.

Having recently worked with one of the site developers, they knew our reliability and entrepreneurial lending approach would be a perfect match for this unique endeavor.

Our Business

Many mortgage providers are constrained by a lack of flexibility. We are flexible, nimble and provide mortgages to quality borrowers where larger financial institutions do not offer competitive terms and structures. Typical loans are for bridge financing, land assembly, and infill construction, with interest rates of 7.75% to 10% per annum, a one to two-year term, and monthly interest-only payments. We lend in Ontario, Alberta and British Columbia.

We are Canada’s premier non-bank lender™. Our objective is to provide investors with stable, safe, and reliable returns and to preserve capital. Through conservative underwriting and custom structures, we provide mortgages to borrowers whose financing needs are not being met by larger financial institutions. As a Mortgage Investment Corporation, 50% of our investments must be in residential mortgages, and we distribute all of our earnings every year.

The weighted average loan-to-value ratio of our mortgage portfolio, as a whole, at the time of underwriting each loan in our portfolio, may not exceed 75%. A typical loan in our portfolio has an interest rate of 7.75% to 10% per annum, a one or two-year term and monthly interest-only mortgage payments. Our lending parameters are as follows:


  • Mortgages on income-producing real estate up to a maximum of 85% of appraised value.
