Thinking about going to your bank for a mortgage?
Here are a few things they won't tell you.

1) Banks have limited options for mortgage products:
Unlike mortgage agents and brokers, who can shop a variety of mortgage options to find the right one for you. The big banks have limited options and rates.

2) Banks have salespeople, not mortgage experts:
Often the bank employee you speak to is not a mortgage expert. A bank employee’s job is to sell you the bank’s product, which might mean they aren't looking out for your best interest. Over at The Mortgage Coach, you are always our number one priority.

Financing investment properties in Toronto is achievable, especially with the lower condo proces we are seeing. But they are still tougher than financing a primary home. Here’s why:
• Higher down payments are often required (normally 20%+).
• Debt service ratios must show the property can pay for itself.
• Interest rates on investment loans can be slightly higher.
• Documentation for rental income, expenses, and property management must be clean.
Savvy investors are structuring deals with long-term planning and strong cash flow. That’s what lenders want to see.
