if you have purchased the condo unit , before the closing, the lawyer will ask you to provide the certificate of insurance to provide it to bank.

Doesn’t the Condo Insurance that the owners pay for as a portion of maintenance fee cover the insurance if the unit comes to need ?
👉Most of the new condominiums have the by-laws that prevent the Condo corporation to cover any damage happen today units even if the damage is true the Condo corporation or from there in common areas.
👉However, and older condo corporations the by-laws Where says if any damage occur to inside the unit caused by Condo corporation, for example, if a pipe that service the in common area burst and damage the inside of a unit, the building insurance will cover the damage to the “standard unit”. It means that the coverage will be up to the level of finishes that the builder delivers to the condo owners as a standard with no upgrade.
If the condo owner has upgraded the unit like floors or walls, the building Insurance will not cover the damage to the upgrade level.

👉👉Therefore, it’s very important for the condo owners to always have property insurance for their unit.

با اين جمله در خيلي از ليستينگ ها برخورد كردين. خيلي اوقات اين جمله رو ايجنت فروشنده در قسمتي كه مخصوص ايجنتها هست ميذاره.
به اين معني كه رنويشن و نوسازي كه در زيرزمين شده توسط فروشنده بابتش تعهدي داده نميشه كه حتما طبق ضوابط شهرداري و ساختماني ساخته شده باشه. به خصوص در مورد زيرزمين هايي كه به صورت واحد مستقل قابل اجاره هستن.

👉 April 2026 Market Update
Home sales increased on a year-over-year basis in April 2026, while the supply of listings trended lower. This suggests that overall market conditions in the Greater Toronto Area (GTA) tightened during the first full month of spring. Despite tighter market conditions, selling prices edged lower on average compared to last year, as buyers continued to benefit from ample choice and negotiating power.

GTA REALTORS® reported 5,946 home sales through TRREB’s MLS® System in April 2026 – an increase of 7% compared to April 2025. New listings entered into the MLS® System amounted to 17,097– down by 9.3% yearover-year. On a seasonally adjusted basis, April 2026 home sales and new listings were up month-over-month compared to March 2026. Sales were up by a greater monthly rate than new listings, potentially suggesting more competition between buyers in some neighbourhoods.
