August was a very good month for GTA homebuyers, with prices falling considerably year-over-year.

On the other hand, sellers had it rough, with their properties attracting fewer buyers, fetching lower prices and remaining on the market longer.

Could another interest rate cut change all that?

And if so, how likely is the Bank of Canada (BoC) to slash rates on September 17th?

Let’s look at the latest housing data, forecast future rate cuts, and explore how buyers and sellers can successfully navigate the market.

2024 Market Highlights

Lower Interest Rates:

Interest rates have been reduced to 3.25%, providing more affordability for homebuyers.
These cuts alleviate financial strain, particularly for first-time buyers and those renewing mortgages.
Increased Insured Mortgage Cap:

The insured mortgage cap has risen to $1,500,000, enabling buyers to access higher-value properties while benefiting from government-backed mortgage insurance.
This change is expected to stimulate demand for mid-to-high-range homes.
Improved Buyer Confidence:

Lower borrowing costs and the raised cap make 2024 an attractive year for buyers to enter the market.
Inventory levels remain balanced, presenting favorable conditions for informed purchasing decisions.
2025 Forecast

Potential for Further Rate Cuts:

Economists predict potential additional rate reductions in 2025, which could further boost affordability and increase activity in the market.
Sustained Demand in High-Value Segments:

The raised mortgage cap is likely to continue driving demand for higher-priced homes, supporting growth in both suburban and urban areas.
Market Stability and Growth Opportunities:

Toronto’s housing market is expected to stabilize with steady price growth, offering long-term value for buyers entering the market now.
Conclusion:
With favourable interest rates, an expanded mortgage cap, and balanced market conditions, 2024 marks an excellent opportunity for buyers to secure properties before further potential rate cuts in 2025 drive increased competition and price appreciation.
