Especially in a market like this one.

The preparation for the sale of 59 Lobo Mews in Toronto started nearly 8 months ago. Together with our sellers, we created a plan around timing, renovations, presentation, and how the market could potentially shift by the time we launched.

Every decision mattered.

property owners must submit a Vacant Home Tax declaration annually to confirm the occupancy
status of their property. This ensures the city has accurate information about the utilization of
properties.

Do You Have to Pay the Vacant Home Tax?

Submitting the declaration does not necessarily
mean you will owe taxes. Instead, it ensures you avoid potential fines, which are based on your
property’s assessed value and added to your property taxes. If your property is your principal
residence or otherwise exempt, no tax will be payable.

How to Submit Your Declaration: You can submit your declaration through one of the
following methods:

1. Online: www.Toronto.ca/VacantHomeTax
2. By Phone: Call 311 or 416-392-2489 (outside Toronto)
3. In Person: Visit any of the six City Centres (locate the nearest centre by visiting Toronto.ca and
search for “Inquiry & Payment Counters”).

Important Reminder: Even if the property is your primary or principal residence, you are still required to submit the declaration.
