Mortgage Protection Plan (MPP) coverage is technically not a Lender, but...

Did you know that whenever I complete a mortgage, I’m required to offer Mortgage Protection Plan (MPP) coverage?

It’s completely optional, but it’s there to help protect homeowners and their families if life takes an unexpected turn. Depending on the coverage selected, MPP can help cover mortgage payments during a disability or even pay off the mortgage balance in the event of death.

One thing many people don’t realize is that this coverage has absolutely been used by families who suddenly found themselves facing difficult circumstances.

Another important point is that coverage can begin 𝐚𝐬 𝐬𝐨𝐨𝐧 𝐚𝐬 𝐚 𝐟𝐮𝐥𝐥 𝐚𝐩𝐩𝐥𝐢𝐜𝐚𝐭𝐢𝐨𝐧 𝐢𝐬 𝐜𝐨𝐦𝐩𝐥𝐞𝐭𝐞𝐝 (including the health questions and PAD information) 𝐞𝐯𝐞𝐧 𝐛𝐞𝐟𝐨𝐫𝐞 𝐜𝐥𝐨𝐬𝐢𝐧𝐠, and the first month of coverage is free. Clients can also choose to speak directly with a licensed representative to better understand the coverage and ask questions before deciding if it’s right for them. There’s no penalty for cancelling.

My job is always to make sure clients understand all of their options so they can make informed decisions that work best for their situation, budget, and comfort level.

One of the biggest misconceptions in mortgages?

The lowest rate always means the best mortgage.

What many borrowers don’t realize is that mortgage penalties can vary dramatically between lenders, sometimes by thousands (or even tens of thousands) of dollars.

If life changes and you need to:
• sell early
• refinance
• relocate
• separate
• or access equity

your penalty calculation matters.

That’s why I always encourage clients to look beyond just the interest rate and understand the full mortgage product before signing.

A mortgage should fit both your current goals and your future flexibility.

Hi everyone,

On April 29th, the Bank of Canada announced that it is holding the policy interest rate at 2.25%, with the Bank Rate at 2.50%.

𝐓𝐡𝐚𝐭 𝐦𝐞𝐚𝐧𝐬 𝐦𝐨𝐬𝐭 𝐦𝐚𝐣𝐨𝐫 𝐥𝐞𝐧𝐝𝐞𝐫𝐬 𝐰𝐢𝐥𝐥 𝐤𝐞𝐞𝐩 𝐭𝐡𝐞𝐢𝐫 𝐏𝐫𝐢𝐦𝐞 𝐑𝐚𝐭𝐞 𝐚𝐭 𝟒.𝟒𝟓% (typically Prime = Policy Rate + 2.20%).

𝐀 𝐪𝐮𝐢𝐜𝐤 𝐛𝐫𝐞𝐚𝐤𝐝𝐨𝐰𝐧:

Policy Rate – This is the rate set by the Bank of Canada. It influences borrowing costs across the country and directly impacts variable-rate mortgages, lines of credit, and other lending products.

Prime Rate – This is the rate your bank uses as a base for lending products like variable mortgages, HELOCs, and lines of credit. When the Bank of Canada changes its policy rate, Prime usually follows.

𝐖𝐡𝐨 𝐝𝐨𝐞𝐬 𝐭𝐡𝐢𝐬 𝐚𝐟𝐟𝐞𝐜𝐭? There was no change, if there were a change.

Primarily:

* Anyone with a variable-rate mortgage
* Anyone with a line of credit or HELOC
* Homeowners considering a refinance
* Buyers trying to decide if now is the right time to purchase
* Homeowners coming up for renewal

If you’re in a fixed mortgage, your payment doesn’t change today, but your renewal strategy still matters.

𝐌𝐲 𝐡𝐨𝐧𝐞𝐬𝐭 𝐭𝐚𝐤𝐞?

It is still a good time to buy.

Trying to perfectly time the market usually costs more than it saves. If the numbers work, the right home is available, and the plan makes sense for your life. Waiting for “the perfect rate” often means missing opportunity.

For refinancing, if your current mortgage rate is sitting above 5.25%–5.50%, it may be worth reviewing your options, especially if you also have higher-interest debt like credit cards, unsecured loans, or a second mortgage.

Sometimes refinancing isn’t just about lowering rate, it’s about improving monthly cash flow and creating a better long-term plan.

Rates are only one part of the conversation.
