What are closing costs?

Closing costs can vary but typically include Land Transfer Tax (LTT) or title transfer tax, legal fees, and outstanding utilities and property taxes.

You don't need perfect credit to purchase a home and I can help you lock in a mortgage based on your unique circumstances!

Providing your lender with a 20% down payment definitely has its benefits – whether it’s equity ownership, the possibility of lower interest rates and no CMHC insurance – but it’s in no way required. In fact, Canadians are able to make a down payment as low as 5% and most do.

BREAKING NEWS! 📣

The Bank of Canada has hiked its benchmark rate by 25 basis points.

The Bank of Canada raised its key lending rate this morning by 25 basis points, bringing it to 4.75%.

This is the Bank's second rate hike of the year following two pauses in March and April.

In its statement, the Bank said today's decision reflects its view that "monetary policy was not sufficiently restrictive to bring supply and demand back into balance and return inflation sustainably to the 2% target."

What happens now?

In the coming days, banks and other financial institutions are expected to follow the Bank of Canada's lead and hike their prime lending rate, which is used to price variable-rate mortgages and personal and home equity lines of credit (HELOCs).

This announcement will have no impact on fixed-rate mortgage holders.

The Bank's next announcement will take place July 12.

When determining how much you’re eligible to borrow, a lender will consider what is called a debt-to-income ratio.
