🏠︎ 📊 September Market Update
The September numbers confirm that the spring momentum in the GTA real estate market has faded.
TRREB reported 5,040 sales, down 9% from last September, while new listings fell even faster, down 14.4%. This suggests some sellers are choosing to wait rather than sell in the current pricing environment.
Prices also remain under pressure, with the average GTA selling price down 5.1% year-over-year to $1,006,409, while the benchmark price declined 4.7%.
The expected fall surge in buyer activity simply hasn’t materialized. Higher borrowing costs and continued economic uncertainty are keeping many buyers cautious, giving those who are active more negotiating power—particularly in the condo market.
For sellers, last year’s sale down the street is becoming an increasingly dated comparison. Pricing needs to reflect what buyers are actually willing to pay today.
For buyers, this remains one of the better negotiating environments we’ve seen in years, with more opportunity to be selective on price, condition and terms.
But there is still strong demand for the right home. We recently sold a home in Brockton Village over asking in just 8 days, with great buyer demand and a fantastic result.
The market may be more cautious, but well-positioned properties can still stand out and perform exceptionally well. Whether you’re buying or selling, the right strategy, pricing and market knowledge can make all the difference—and we’re here to help you navigate today’s market with confidence.
