Payment history - How often you have repaid the credit you already have by their due dates.

Debt Utilization (used credit vs. available credit)-Typically, you want to avoid using 100% of the credit you have available on hand. Try keeping your account balances below 35% of your available credit.

Credit history - How long your credit accounts have existed. Try to avoid closing credit products you’ve had for a long time vs. newer exact same credit products.

Public records - Having a prior history of bankruptcy, consumer proposals, collection issues or other derogatory public records can be considered risky to lenders. Any of these public records on your credit report can cause your score to lower.

Inquires - Any time your credit report is accessed the request is logged on your report as an inquiry. The inquiries that would affect your credit score are credit seeking inquiries like credit applications, these would be considered “hard hits”. Too many of these in a short span of each other can negatively impact your credit score.

This is a commonly asked question I get asked as property values increase.

Any down payment lower than 20% requires the borrower to purchase mortgage loan insurance. Mortgage loan insurance protects the lender, NOT the borrower; in-case you can't make your mortgage payments.
