June 1st, No Stress!

If you are thinking purchase or refinance (i.e. to get a lower rate or for debt consolidation), get in touch with your Mortgage Broker as soon as possible to discuss your situation.

Why? Uninsured mortgages (i.e. when have more than 20% equity) approved before June 1 are not subject to the new tougher stress test announced by OSFI last week, which means qualifying may be easier. This applies to purchases that close after June 1 with a signed purchase and sale agreement.

A historical review of rates! While our discounted fixed rates are significantly lower than bank posted and variable rates are priced at "prime minus a percent", we can see how historically low rates are and that fixed rates track the bond yield.

Our 5-year fixed rates are typically in the range of 1.5% above the 5-year bond yield. Prime rate is based on the benchmark Bank of Canada rate, with rate announcements held about 8 times a year.

Rate questions and whether you should go fixed or variable are complex and best discussed with your Mortgage Broker!

Our virtual awards celebration was a huge success! We had an incredible turn out and only lost a handful of people in last two minutes.
