The $290,000 “Invisible” Discount.

On a $500k mortgage at 4%, over 30 years, you’ll pay $359k in interest. Sounds like a lot, right?

The Real Math:
At 3% inflation, $290,000 of that interest is literally “erased” by the falling value of the dollar.

The Breakdown:
👉🏾 Interest you pay: $359k
👉🏾 Inflation “subsidy”: -$290k
👉🏾 Real cost to you: ~$69k (in today’s value)

You’re borrowing “Strong” dollars today and paying back “Weak” dollars tomorrow. By Year 30, your $2,387 payment will feel like paying $983 today.

Inflation is a debtor’s best friend. It’s why the rich take on debt.

If you’re buying your first new home, you could get up to $50,000 back in federal GST.

How it works (real example):
• Home price: $617,692
• Federal GST paid: $28,915 → now fully rebated ✅
• Extra savings compared to the old system: ~$29,000

What you need to know:
1️⃣ Full federal rebate on homes up to $1M
2️⃣ Partial rebate on homes $1M–$1.5M
3️⃣ Only for new builds (condos, townhomes, detached homes)
4️⃣ Must be your primary residence

This is a big deal; programs like this can save first-time buyers tens of thousands at closing.
