When demand for new purchases slows, lenders compete harder for existing mortgage holders through switch and transfer offers, sometimes pricing well below what makes sense on paper. Great news if you're the borrower who times it right, but it puts pressure across the entire market and changes the math for everyone else.

The math isn't adding up for young buyers right now. With limited new housing supply, developers are asking for 20% down on new builds, which can mean six figures in cash before a young couple even qualifies for financing. Add a decade of stagnant wages and inflation hitting groceries, insurance, and gas, and the gap keeps widening. Even well-intentioned short-term tax relief tends to help speculators more than the first-time buyers it's meant to support.
