Proformas are always inflated to cheat buyers on believing a property generates x amount of income to justify the asking price.. A commercial property that grosses $86k annually only requires $1500 worth of maintenance? Maybe if its brand new but being 40+ years old it is definitely much more then that plus who do you expect to manage the property? Another missing line item.. and the overlooked CAPEX.. don't you need to set funds aside to replace mechanicals and chattels over time? A properties financials need to cover all angles to keep the property self sufficient. You cannot be pulling money out of your pocket to maintain it..

I cringe when I see a custom floor plans like this. 3 car garage but you only have 2 full baths upstairs.. Goodness.. how can you have 3 beds upstairs sharing a tiny 4 piece bath. At least have a 5 piece with 2 vanities and have a separate access to the bath and toilet. I can understand if this is 25-30 years ago but not 2020..

Here is the risk of owning single tenant net lease properties that is not corporate backed. When a franchisee runs that location you run into the risk of bankruptcy and your investment down the drain especially if you are in the early stages of the NNN Lease..

The franchisee owns more than 1,200 Pizza Hut restaurants and 385 Wendy's
