We're still expecting another 25-50 basis points by end of the year.

Cost per Door vs Cost Per Room

I hear cost per door discussed alot and is a great measure to determine value in a area. I wanted to share quickly another fine tune method in determining valuation on a multi-family. Cost per Room.

In layman's terms. If you have 55 unit building with all 1 bedrooms @ 5.5M vs a 55 building with all 2 bedrooms @5..5M
Its the same price per unit but what building do you think will have a higher gross and net income?

Using price per room in determining comparables sales will get you step closer into knowing what you will get in value.
Its also good to cross check this with demand and in the area. Is there a higher demand for 1 bedrooms, 2, 3 etc.?

Usually 2 bedrooms are always in good demand because people can go into a unit together and 'rent hack' ,small families etc.
So when analyzing your multi family deal or development the unit mix is very important.

(our reno was electrical and heat pumps, with minor cosmetic we got financed with Nova Scotia power for 7 years at 5% interest)
Expected ARV: 700k
Actual: 865k!

Gross income before 55k after 89k

Total Raise was 85k.

Refinanced 75LTV for 648
Paid off VTB
Passive partner received 85k back and splitting the difference.

Cashflow = 2k after expenses and budgets per month.

Its amazing to see the results especially when you know that God's hand is ready to bless those with the knowledge and drive to succeed.
