Who wins bidding wars? The people who are ready.

If your offer wasn't accepted it could have been because:

- your offer had a condition or two, while other offers didn't
- you weren't flexible with your closing date
- you did not come with a deposit, ready to go
- you did not disclose you are financially ready with a pre-approval letter or declaration

Every little bit helps when you have other buyers who ALSO want your dream home 🏡

Best part is... It's free. The approval is a great tool to let you know where you stand when looking for a new home.

A couple cons:

- doesn't guarantee financing (this sounds funny, but if the lender doesn't get everything they asked for, or if the property isn't worth what you offered, they can refuse the loan)

- slightly higher rate (not to worry because we can put in an app for a lower rate after the deal goes live)

Lenders won't charge you as much if you are a low financial risk to them.

If you're prone to being a headache, they're going to ask for more $ to compensate. Wouldn't you?
