Why Contact Me for Your Next Mortgage? I Have Great Mortgage Rates from More Lenders - Your bank or credit union has just their own mortgage products and mortgage rates to offer. I can offer the mortgage products of over 40 mortgage lenders (see Mortgage Lender List) and am not tied to any one lender. Mortgage rates and products vary, and some lenders are better at

financing different situations than others. See Mortgage Options and Mortgage Basics for descriptions of mortgage products. I am Paid by the Lender - In most cases, residential mortgage brokers are paid by the lender, and not by the mortgage client. My compensation is based on the size of the mortgage - not the mortgage rate, and my job as your mortgage broker is to find my clients the best mortgage at the best mortgage rate. Professional Training and Experience - In addition to the AMP (Accredited Mortgage Professional) designation, I hold a Certified General Accountant (CGA), and Chartered Financial Analyst Designation (CFA) and have worked in the financial industry for over twenty years. My combination of training and experience is different than most mortgage brokers, enabling me to assist those more complex financial situations. Additionally, I am a licensed member of the Mortgage Brokers Association of BC. Note that licensing is not required of mortgage advisors in most traditional financial institutions. I know your community: Currently a resident of White Rock BC, with my office in South Surrey, I understand the unique financing challenges of mortgage financing in Greater Vancouver. Having grown up in Victoria, Vancouver Island mortgage financing is another area where I do a lot of work. Wherever you are in BC (and beyond) I have the expertise to assist you with your mortgage financing. Mortgage Brokers are a Growing Trend - In Canada, 1 in 4 mortgage borrowers are using a mortgage broker, and almost 1 in 3 here in BC. Mortgage brokers are not just for clients with bumpy credit histories as they once were. My clients include average families, professionals, first time buyers, self employed workers, vacation home buyers, rental home buyers, etc - anyone wanting a great rate & someone else to do the rate shopping for them. Our Company, is Local and "Independent." I work for Select Mortgage, and unlike many other mortgage companies, Select Mortgage is Canadian - headquartered in Victoria BC. We are not owned by a large financial institution. Select Mortgage offers the balance of being small enough that each customer is very important, and yet big enough that we can negotiate low mortgage rates because of our volume. We can do business with larger lenders that will not deal with small mortgage broker firms. Whether you're a first time home buyer, renewing an existing mortgage, refinancing, buying a rental property, or looking for ways to pay off your mortgage early, I will be able to help answer your mortgage questions. I specialize in all types of mortgage financing, and would be pleased to help you - no matter how simple or complex your mortgage needs. I have had success assisting clients who are seeking:

First Time Buyer Mortgages
Mortgage Renewals
Mortgage Refinance
Rental or Investment Property Mortgages
Mortgages for Homes with Basement Suites
Construction Mortgages
Mortgage for Self Employed
If you've already visited your bank or another mortgage broker about your mortgage needs, just let me know. I am happy to talk to you to give a second opinion.

Did you know that car payments are often unexpected roadblocks to qualifying for a mortgage?

Canada's New Anti-Flipping Laws are already in effect. CRA no longer has to prove that there was the primary intention of profiting from reselling a property if the property is resold within a year. Apart from a few exceptions, resellers of residential property who buy and sell inside of a year give up the opportunity for capital gains treatment and principal residence exemptions. https://www.geoffparkin.com/news-and-articles/

Hunt through that pile of paper on your counter and file your speculation and vacancy tax declaration. Every property owner in BC must complete a declaration, and every person on the title of the property must file separately by the end of this month.
