We see this confusion a lot! Think of it like this: a home inspector looks at the "health" of the house: the roof, the appliances, the furnace, etc.

An appraiser, on the other hand, is only looking at the market value. 💸

Essentially, the inspection is for you (to make sure the house isn't a lemon), but the appraisal is for the lender (to make sure the house is worth what you’re paying).

When is an appraisal usually needed?

✨ High Equity Purchases: If you’re putting 20% or more down, the mortgage isn’t insured. The bank wants an expert to confirm the value to make sure their investment is safe.

✨ Refinancing for Renovations: If you want to pull cash out of your home to renovate, the bank needs to know exactly what the house is worth today. Since you aren't "selling" the home, an appraisal is the only way to prove to the bank that there is enough equity to borrow against.

✨ Unique Properties: If you’re buying something specialized or in a rapidly shifting area of the Valley, lenders often want a professional opinion on the price to stay current.

What do they actually look at?

An appraiser doesn't care if the paint color is dated. They focus on "comparables", what similar homes in your specific neighborhoods have actually sold for recently.

When you sign your mortgage papers, you’re usually focused on the rate. But how your mortgage is registered matters just as much for your future.

🌟There are two main types: Standard vs. Collateral charges.

Standard Charge (The "Traditional" Way): Think simple and transparent. You’re registered for exactly what you borrow.

✔️ The Win: Easier to switch lenders at renewal (often with zero legal fees) to chase a better rate.

❗️ The Catch: If you want to borrow more for renos later, you’ll need to "break" the mortgage and pay penalties.

✨ Collateral Charge (The "Flexible" Way): A little more complex. You’re registered for more than you borrow (often up to 125% of your home’s value).

✔️ The Win: Easier to access equity later for renos or debt consolidation without redoing the whole mortgage.

❗️ The Catch: It’s harder and more expensive to switch lenders at renewal because of the legal fees to discharge the charge.

Which one should you choose? The answer depends on what matters more: the freedom to shop around for better rates at renewal, or the flexibility for future borrowing.
