Here's a great story to explain why Commercial Financing is very different than Residential Mortgage financing.

A client approached me with 524 beacon score.
Yes, that's pretty bad.🙈

On the Residential Mortgage "A" lending side, most lenders would not touch this client. Perhaps "B" lenders such as Home Trust or Equitable Bank would entertain but at much higher interest rate and potential fees on top.

🤔However, on Commercial and Business Lending side, we don't put as much emphasis on personal credit as heavily as Residential Mortgage underwriting/qualifying.

👉Commercial lending is mostly about common sense lending. We dug deeper into the underlying cause of our client's credit issues and justified it to our lender.

The reasons given need to make sense for lenders to take on the risk.

We had to explain:
✅ Why this happened to this client?
✅ Why it won't happen again.
✅ Why it won't affect thile subject real estate property being purchased.
✅ What client is doing to correct this situation?
✅ How will the property debt service without him?

✔️My client's situation was that his ex-wife used up his credit cards and didn't tell him until it was past due and bank collection started calling.
✔️He was removed from his residence so he wasn't aware of this until it was too late.
✔️He paid everyone up to date and received letters from them confirming good standing.

👉He promised never to remarry so won't have this issue again. Yes he actually said that! 😆
👉What's tragic is that this client was turned away by 2 other Mortgage Brokers before coming to us.

🏆We were able to get a retail institutional bank to fund this deal.

I wanted to share a cautionary tale from a recent case we handled—a 1-acre waterfront property in Deep Cove slated for subdivision into 6 residential lots. The loan was secured at around 60% LTV, but the project ran into serious trouble. Here’s what happened and what we can learn from it:

# # # The Situation:
This project started to go south with unauthorized charges. The property sold with a long closing, but the developer ran out of money and couldn’t service the debt. Here’s why:

1. **Lack of Experience**: The developer was young, newly immigrated, and living with his parents. His experience was limited to house construction, with no prior involvement in subdivisions.
- 🧐 *Lesson:* Ensure your clients have the necessary experience or partner them with seasoned professionals.
- 💡 *Opportunity:* As a mortgage broker, you can help by connecting inexperienced clients with experienced partners or mentors. This not only mitigates risk but also increases the chances of project success.

2. **Undisclosed Financial Issues**: He had undisclosed debt against his primary home and other investments, plus silent investors not mentioned in initial disclosures.
- 🧐 *Lesson:* Transparency is key. Full financial disclosure helps assess risk accurately.
- 💡 *Opportunity:* You can guide your clients to provide complete and transparent financial information. This builds trust with lenders and ensures a smoother approval process.

3. **No Solid Exit Strategy**: The developer couldn’t provide a business plan to repay the loan. His only strategy was pending sales of his parents' home and the project property.
- 🧐 *Lesson:* Always have a clear and feasible exit strategy to reassure lenders.
- 💡 *Opportunity:* Assist your clients in developing robust business plans and exit strategies. This proactive approach can significantly enhance their credibility and loan approval chances.

4. **Technical and Environmental Challenges**: Geo-tech issues, city delays on servicing agreements, and unresolved environmental issues plagued the project.
- 🧐 *Lesson:* Conduct thorough due diligence and factor in potential delays and technical hurdles.
- 💡 *Opportunity:* Educate your clients on the importance of comprehensive due diligence. Help them identify potential issues early and plan accordingly to avoid costly delays and surprises.

5. **Financial Strain**: The developer could only service loan interest payments month-to-month by borrowing elsewhere, constantly needing reminders.
- 🧐 *Lesson:* Adequate financial planning and reserves are essential for project continuity.
- 💡 *Opportunity:* Advise your clients on maintaining adequate financial reserves. Regular financial health checks can prevent them from falling into the trap of short-term borrowing.

# # # Why Did This Project Fail?
- Inexperience and lack of financial resources.
- Incomplete financial disclosure.
- No solid business plan or exit strategy.
- Underestimated technical and regulatory challenges.

4 years ago, I was asked to fly from Vancouver to Toronto to train a group of Residential Mortgage Brokers who wanted to level up their skill level and be more valuable to their clients.
They knew that only a handful of Mortgage Brokers knew anything about Commercial Financing and this was their way of standing out among the crowds.
They were correct.
Less than 5% of all Mortgage Brokers are competent and confident with Commercial Financing.
It's been an amazing journey watching those graduates helping their clients in big, big ways!!
I'm very proud of every one of them.
Grateful to have been a part of their phenomenal growth and longevity in this industry.
