Happy International Women’s Day 🤍

Today I’m celebrating the strength, resilience, and brilliance of women everywhere. The women who lift each other up, who show up even when it’s hard, who balance families, careers, dreams, and still find time to support the people around them.

I feel so grateful to be surrounded by strong, inspiring women who remind me every day what sisterhood truly means. There is something powerful about women supporting women, celebrating each other’s wins, and standing together through every challenge.

Here’s to the dreamers, the leaders, the mothers, the entrepreneurs, the fighters, and the quiet warriors. We are stronger together and there is nothing more powerful than women who believe in each other.

Keep shining. Keep supporting. Keep breaking barriers.

Built on ambition. Fueled by friendship. Powered by sisterhood.

There is nothing more unstoppable than a group of women who refuse to compete and instead choose to collaborate. We don’t dim each other’s light...we amplify it. We celebrate the wins, push through the losses, share the knowledge, and show up every single day ready to level up.

Being part of a team of strong, driven women is not just inspiring… it’s powerful. It’s accountability. It’s loyalty. It’s long days, big goals, bigger dreams, and zero limits.

Women in business are not playing small. We are leading. Building. Closing deals. Breaking ceilings. And doing it in heels if we feel like it 👠🔥

Proud doesn’t even begin to cover it.

Here’s to boss moves, bold vision, and sisterhood that’s solid.

The BC Real Estate Market, especially in the Lower Mainland, can be pretty intimidating for first-time homebuyers. But if you're a parent who wants to help your kids make that leap into homeownership, there are several ways you can support them.

🌟Provide a Cash Gift (Gifted Down Payment)
Pros: A cash gift can help your child avoid mortgage insurance fees if they can make a 20% down payment. This also increases the purchase price they can afford, giving them more options in the market.
Cons: If you need to liquidate investments to raise the money, there may be tax implications on any capital gains.

🌟Loan the Money
Pros: As a lender, you can set a more favorable interest rate than traditional banks, which benefits both parties. You’ll also have some control over how the mortgage is structured.
Cons: If the loan isn’t paid back or the terms aren’t met, it could cause tension. Clear communication is key to avoiding any issues.

🌟Co-Sign for the Mortgage Loan
Pros: Co-signing can help your child qualify for the mortgage by strengthening their application, especially if they don’t have enough credit history or income.
Cons: You’ll be legally and financially responsible if anything goes wrong, which could affect your future borrowing power.

🌟Co-Ownership
Pros: This gives both parties the opportunity to invest in a property together, and you can help choose a home that works for both of your needs.
Cons: Co-ownership can bring up complex issues regarding finances and responsibilities. Make sure you have clear agreements in place to avoid misunderstandings down the road.

🌟Buy a Home as an Investment Property and Rent to Them
Pros: You can benefit from rental income, and any borrowing costs or maintenance expenses can be deducted as part of your tax return.
Cons: There may be tax implications if you later decide to sell or transfer the property. It’s also important to set up clear rental terms to maintain a good relationship.

✨ BOC Rate Update: What It Means for You ✨

The Bank of Canada has held its key interest rate steady at 2.75% today.

It's not surprising that the central bank is exercising caution. Core inflation is showing unexpected firmness and global trade uncertainties continue to loom.

With all this being said, this rate hold only impacts variable rate mortgages. If you're mortgage is coming up for renewal, exploring a fixed rate may be a good option for you. Reach out to us for tailored advice and guidance.

When it comes to your renewal, the sooner you reach out, the better. Get in touch anytime! 📲

☀️ It’s June—halfway through the year! This is the perfect time for a quick mortgage check-in to make sure you’re on track with your goals.

Whether you’re settled in or planning a big move, these simple tips can help you make the most of your home journey this season:

1. Review Your Mortgage Rate: Interest rates can change, and if yours is higher than current market rates, now might be the time to refinance or explore better options.

2. Use Your Summer Savings: Have extra cash from your tax refund or a summer bonus? Consider making a lump-sum payment towards your mortgage to reduce your balance and save on long-term interest.

3. Explore Your Home Equity: The summer months often bring rising home values. Check your home’s equity—if it’s grown, it might be time to tap into that for renovations or consolidate higher-interest debt.

4. Consider Your Future Home Plans: Thinking of upgrading or moving? Summer is one of the most popular seasons for buying. If it’s on your radar, we can help you understand your financing options to make the process easy.

5. Set Goals for the Year Ahead: Is your mortgage still aligned with your financial goals? A mid-year check-in ensures you’re on track and allows you to make adjustments, like shortening your amortization or refinancing for more flexibility.

Now that we’re halfway through the year, let’s make sure your mortgage is working for you and setting you up for success.

💫 Breaking News for First-Time Buyers! 💫

The federal government just dropped an incredible incentive for those looking to buy their first home!

GST Relief Highlights:
• 💸 Full 5% GST rebate on newly built homes up to $1 million
• 🏷️ Partial rebate on new homes priced between $1 million and $1.5 million
• 🏡 Applies to owner-occupied homes only, not investment properties

Limitations:

🔒 You can only claim the rebate once in your lifetime
💍 If your spouse or partner has claimed it, you’re no longer eligible
📑 If you’re assuming a contract signed before May 27, 2025 (like an assignment sale), the rebate does not apply
🚫 Cancelling and re-signing a pre-May 27 agreement won’t qualify you either—even if you create a “new” deal

That could mean up to $50,000 in savings—money you could use for furnishing, upgrades, or simply keeping your monthly payments lower. ✨

💁‍♀️ Whether you’re eyeing a stylish downtown condo or a modern family home in the suburbs, this update opens up new possibilities for first-time buyers.

DM us if you’re ready to talk strategy. The window to secure your dream home just got a whole lot wider. 💕

If you’ve missed a payment on your credit card or line of credit, you might be wondering if it’ll affect your credit and your future mortgage plans.

Let’s break it down:

✨ First things first: If you have an overdue balance right now, log in to your banking and make the minimum payment—seriously, do it now. The rest can wait.

✔️ Missed by a couple of days? No worries. Credit agencies only start tracking late payments after 30 days. If you made the payment quickly, it likely won’t show up as a blemish.

✨ Proactive communication is key. If you’ve missed a payment, call your credit card company. If you’ve been a timely payer in the past, they may even remove the interest fees!

✔️ Behind for 30+ days? If you’ve missed multiple payments and fallen behind, your credit might have taken a hit. The sooner you make up the minimum payments, the better.

✨ Ignoring the problem won’t help. If you can’t make payments, get in touch with your lender. They want to work with you, but they can’t if you don’t communicate.

✔️ Your mortgage plans? Repeated missed payments can hurt your chances of qualifying for a mortgage. But the good news is, once you’re back on track, your credit will improve with time.

🔑 If you’re planning to buy a home in the next couple of years and are unsure about your credit, it’s never too early to start working on it.

📩 Reach out directly—We are happy to review your credit and help you understand where you stand. Let’s figure out the best steps to get you mortgage-ready!
