This happens more often than you might think. A bank employee, or another Broker, tells a client "no". It comes up in conversation and we ask a few probing questions and realize that there's a way to get this approved. Whether it's a niche program at a specific bank or credit union, or an extra income source that wasn't revealed initially because the client didn't think it would help the approval.
Dozens of options and experience matters more than people realize!
So glad we were able to help this first time buyer.

The 30-year amortization Canada mortgage rule changed in August 2024 — and a significant number of buyers still haven’t fully absorbed what it means for them. For the first time, insured mortgages (those with less than 20% down) can now be amortized over 30 years, provided the buyer qualifies under the new federal criteria.

Before this change, 30-year amortizations were the exclusive territory of buyers putting down 20% or more. Now, borrowers with as little as 5% down can access a longer repayment timeline — if they meet the criteria.
