How mortgage rates work.

The bank of canada lowered the key interest rate today by -0.5…and you will see the number to 3.75***this is the rate banks borrow money at! Not the rates we have now…

If you have a variable rate mortgage you have likely a Prime Minus product -THAT rate is going from 6.45 down to 5.95% - minus your discount…this can take time to be implemented depending on your bank/lender…

NOW…fixed rates are tied to Bond Yields…, not bank of Canada announcements…historically they follow each other BUT not in these times! Bond yields are UP…we have seen 2 increases to fixed rates recently (in the last 3 weeks) and BOND YIELDS are up again today…

If you were pre approved recently you have a best rate on your fixed…hold onto it and buy!

Variable rates are down but they are still higher than fixed in many case, however did you know that you can lock into a fixed during a 5 yr variable term? No cost to do so.
