The announcement today directly affects your rate if you have a variable mortgages or home equity line of credit. Your current rate will update on your next payment. (Woo hoo!)

If you’re shopping fixed rate mortgages for an upcoming purchase or refinance, you’ll want to keep your eyes on the 5 year bond yield which is directly correlated to fixed rates. Bond yields have been trending down since mid July resulting in more improved rates for borrowers of fixed term mortgages.

When rates go down, spending, borrowing and home buying goes up, on a macro level. Does that mean the market will favour sellers again? Maybe, but we have to think local for this.
