With last week's BOC overnight rate increase, Our prime rate is now 6.45%.

Now that may seem grim, as Variable rates are higher than fixed rates. We have actually seen a decline in fixed rates with some being less than 5%. Our current best rate is 4.57% on an insured 5-year fixed mortgage only for this week!

As BoC decides its next move, they have mentioned they are still prepared to be forceful, but as they watch inflation start to come down they will be taking a data-dependant approach toward future rate hikes.

As the spread between variable rates and fixed rates has evaporated. Borrowers are leaning towards a fixed rate as their preferred rate.

As of August, 44.2% of new mortgage borrowers chose a variable rate, down from a peak of 56.9% in January, according to the Fall Residential Mortgage Industry Report published by the Canada Mortgage and Housing Corporation (CMHC).
Based on more recent data from Statistics Canada show the trend continued in September, with the share of variable-rate mortgages falling to 39% of new originations. That’s the lowest share since April 2021.
We are also seeing a decline in 5-year terms as borrowers are opting for 3 or 4-year terms.

Rates are expected to keep increasing!

If you have been following the interest rates this year, you would have seen an increase of 300bps or 3%.

Bank of Canada has confirmed that further increases in rates are warranted as no concrete evidence that core inflation is coming down. They forecasted rates to continue to increase in 2023.
