The latest TRREB report is in, and here’s the scoop: Home prices are expected to see moderate growth in 2025, with the average selling price reaching $1.147M—a 2.6% increase over 2024. 📈

The big news? More buyers are expected to jump back in as borrowing costs ease, leading to a 12.4% increase in sales this year! But with supply staying strong, we won’t see runaway price growth—great news for those still on the fence.

🏡 Detached homes? Likely to see the biggest price gains.
🏙️ Condos? More supply = more stable pricing.

The Greater Toronto Area (GTA) housing market went through some notable changes in 2024. It was a bit of a transition year, with annual home sales rising slightly compared to 2023, while new listings increased more substantially. This gave buyers more options and greater room to negotiate—especially for condominium apartments. As a result, average home prices in 2024 were a little lower than the previous year.

One of the biggest factors influencing the market was borrowing costs. High interest rates in the first half of 2024 posed affordability challenges and kept home sales below average. However, the Bank of Canada introduced two major back-to-back rate cuts in the second half of the year, which helped stabilize the market. If rates continue to decline and prices remain below their historic peaks, 2025 could see more favorable conditions for homebuyers.
