I am incredibly humbled to have earned the TMG award, meaning the volume of mortgages I completed this year has me in top 20% of all TMG agents in Canada. This list is getting harder and harder to make annually with the talented agents that have been joining us at TMG, as they have cultivated such incredible systems and partnerships that support and streamline our work every day. We are now a company of almost 2000. I am SO proud to be part of this outstanding and extraordinary work family.

It is now my 17th year as a mortgage professional, and this year I went right back to basic’s, and put taking care of myself first. By doing that, everything else just kept falling right into place, giving me the capacity to grow.

One major component to this was allowing myself to delegate… I took the leap of faith and hired a full time assistant, the incredible, Mr. Raymond Truong . Raymond is also a licensed mortgage professional with TMG The Mortgage Group, and he has consistently been a reliable support for our business, keeping everything moving forward efficiently. We make a great team, and I am so grateful for him.

Also the support of the entire TMG Queen St office, colleagues, all the way up to upper management. This group of humans make my day, every day. They’ve become my family, we laugh… and we cry… but we have each other, and I don’t know how I’d do this without them.

And then of course, my loyal clients, referral sources and industry partners. This year was a big renewal year, and the calls catching up with clients who 5 years ago bought their first house, (after we chatted for 2 year on how to get them there) then got married, had babies, got promotions, or those who needed a ear of support because of other life events that created challenges and they needed options and solutions … I love people. The human element of this role is truly the entire reason why I do it.

So I say Thank you, for the opportunity to make a difference in the lives of my clients, as I understand just as much as everyone else, the true value of home ownership. I’ve always said, a home is a launch pad. And it is a honor to be part of your journey. 🙏😊

✅Great, but very expected news. The Bank of Canada has ⬇️ dropped Prime rate by another .50% more. With expectations of further drops in the New Year. 🥳🙌🥳

What does this mean for you?

First off you will see your Variable, also called Adjustable mortgage rate drop by 0.5%. If your mortgage payment is static, your payment will not change, but you’ll just pay more to principle. If you’re in an Adjustable rate (the only type I have put my clients in) your payment is going to decrease. The below chart gives some good examples of those payment decreases.

⭐️Something very important to note, and is often confusing is that this does not directly affect Fixed mortgage rates. The 5 year Canada Bond rate is what determines what fixed rates will be which is highly influenced by the US 10 Year Treasury Yields. Eventually we tend to see decreases to fixed rates as Prime continues downward, but with the recent changes in the US is it very hard to gauge what their economic forecast is going to be heading into the new year.

It’s important to consult with your mortgage professional 👩‍💻to figure out what type of product works best for you. There are a few strategies to consider in a market like this so when you’re buying or up for renewal, make sure you fully understand all of your options. 🌟Montreal Part One, Mortgage Professionals Canada Annual National Conference. - After doing mortgages for 15 years, I finally decided to invest in attending our National Conference. Also because it was being held in Montreal and I’d never been. After 3 days of legit jaw dropping scenery, star studded speakers, kid in a candy store excitement soaking up all of the energy of Canadas best in the industry, my legs are soooo sore, but my attitude is so motivated to make this coming year the very best yet. They truly spoiled us, had the best speakers I’ve ever seen, it’s impossible to not be so incredibly inspired. Thank you !!!! 🙏💯💪♥️
