I find that there is somewhat common misconception that if you are not buying your first home, you need 20% down. This is not the case. As long as you or an immediate family member are going to live in the house all or part of the time you only need 5% down.

It is quite easy and most often free to switch lenders at the end of the term. There are scenarios where it even makes sense to switch lenders midterm.

One form of down payment that is acceptable to lenders is gift from an immediate family member. When I say immediate family member that includes parent, child, sibling, grandparent, grandchild. The gift must be non-repayable and the giftor will have to sign a gift letter provided by the lender after approval.
