Fixed vs. Variable Mortgage Rates: What’s the Difference?

When choosing a mortgage, one of the biggest decisions is whether a fixed or variable rate is the right fit for you.

Fixed Rate:
Your interest rate is locked in for your mortgage term, giving you predictable payments and peace of mind. While your fixed mortgage rate will not change during your term, the rates available for new fixed mortgages are influenced by bond yields and the overall bond market. This means fixed rates can rise or fall even when the Bank of Canada hasn’t changed its rate. The trade-off is that you’re typically paying a premium for that stability.

Variable Rate:
Your interest rate can change when the Bank of Canada’s overnight rate changes, which directly impacts lenders’ prime rates. Variable rates are currently lower than fixed rates, which can help improve affordability and reduce monthly payments, but they do come with the possibility of future rate changes.

What Does a Mortgage Broker Actually Do?

One of the biggest misconceptions I hear is:

"A mortgage broker just shops around for the lowest interest rate."

Finding a competitive rate is important, but it's only one piece of the puzzle. My job is to understand your financial situation and find the lender that's the best fit for you.

Every lender has different approval guidelines. Some are more flexible with self-employed income, some are better for first-time buyers, and others may be more accommodating if you've had past credit challenges. That's why being declined by one lender doesn't necessarily mean you'll be declined by another.

I also help clients understand how their debt, credit, income, and down payment affect their approval and when possible, I can recommend strategies to improve those areas before submitting an application.

A mortgage isn't just about getting approved. It's about choosing the right mortgage with the features, flexibility, and terms that support your financial goals for years to come.

One of the hardest parts of my job is telling someone that the deal they're excited about... isn't actually a good deal.

As a mortgage professional, my job isn't just to get mortgages approved. It's to help my clients make smart financial decisions, even when that means telling them something they don't want to hear.

Recently, I had a client who wanted to keep renting while buying an investment property because the purchase price looked like an incredible deal. Getting the mortgage wasn't the issue. I could have arranged the financing.

Instead, I ran the numbers.

The property was projected to lose about $700 every month, before accounting for the renovations it needed, maintenance, or vacancies and the type of renters it was likely to attract.

Could she have bought it? Yes.

Did I think she should? No.

I'd rather lose a mortgage today than watch a client lose thousands tomorrow.

The best mortgage professional isn't always the one who says "yes." It's the one who gives honest advice, even if that means suggesting to you to wait, walk away, or rethink the plan.
