We hear this all the time.
But what if you don’t necessarily have to save the entire down payment yourself?
Depending on your circumstances and lender requirements, a gifted down payment from an immediate family member may be an option.
If you have stable income and can manage the ongoing costs of homeownership but haven’t been able to save a large down payment while paying rent, it’s worth finding out what options may be available.
Instead of asking:
“Can I afford to buy?”
Ask:
“What could I potentially qualify for?”

Let’s say your rent is $2,500 per month.
That’s $30,000 a year — or $150,000 over five years.
Of course, owning a home comes with additional costs such as property taxes, insurance, maintenance and potentially condo fees. But unlike rent, a portion of your mortgage payment can go toward reducing your mortgage balance and building equity.
Homeownership may also provide more stability, control over your home and the potential for future appreciation.
The important thing is not to assume your mortgage payment will be lower than your rent — actually run the numbers.

According to recent CMHC data reported by Canadian Mortgage Trends, 33.4% of Canada’s surveyed social and affordable rental units were rated in fair or poor condition.
But beyond the condition of rental housing, there’s another question worth asking:
If you’re already paying hundreds or thousands each month in rent, what could that same monthly budget potentially buy you?
With homeownership, a portion of your mortgage payment goes toward principal, helping you build equity over time. You may also benefit from potential appreciation and have more control over your home.
And if saving a down payment is your biggest obstacle, you may have options. Depending on your circumstances, a gifted down payment from immediate family may be permitted.
