When you’ve applied for a home loan, it’s so important to keep things steady and consistent until you get that final approval. I know it can be tempting to celebrate early with a new car or move some money around — but these small changes can cause big delays or even impact your approval.

Here’s what not to do after applying for a mortgage:
🚫 Change jobs
🚫 Change bank accounts
🚫 Take out a new loan or make large purchases
🚫 Open new credit accounts
🚫 Co-sign loans for anyone

• Debt & assets: higher debt might favour a refinance or consolidation strategy; strong savings/equity can unlock better terms or a HELOC

• Credit score: 680+ often gets the best prime rates; mid-range may fit alt-A solutions; rebuilding credit might mean short-term or private options

• Employment history: new job, contract, seasonal, or maternity leave? There are products built for each

• Desired loan amount: size, down payment, and property type determine insured/insurable/uninsured choices, fixed vs. variable, and amortization options
